Description of Services
Administrative
The Plant Management Administrative Section is responsible for the overall supervision and administration of physical plant operations. Questions concerning utilities, construction, renovations, additional equipment, estimates, work orders, vehicular reservations, accounts, records and customer billings for work orders, labor, equipment and materials should be directed to the Administrative Section.
Carpentry 
Physical plant services include repairs to building structures, foundations, including interior/exterior walls, roofs, floors, ceilings, doors, carpets, windows, wood furniture, keys, locking hardware, keying systems.
Note: The College has over 6 acres of flat roofs, 2,000 windows and 100 entrance doors.
Departmental services include office and building remodeling, construction, additions to furnishings, rekeying or replacement of lost keys, special locking hardware, alarm system installations, and repairs to equipment unique to that department.
Central Stores 
Central Stores is the central receiving area for the delivery of all items to the College. The warehouse stores those supplies utilized on a daily basis. These can be requisitioned through the Central Stores Section and delivered free of charge by Plant Management.
Special equipment and unusually large quantities of material may be handled as a departmental service.
Custodial 
The following physical plant services are available:
- Regularly scheduled services:
- Washing, polishing, stripping floors and/or vacuuming and shampooing carpets.
- Dust mopping floors and furniture.
- Emptying trash cans.
- Scheduled washing of windows, walls, ceiling grids, and light fixture globes.
- Locking and unlocking of academic buildings.
- Replenishment of rest room supplies for academic buildings.
- Setting up for athletic events in gymnasium and official College functions.
- Unscheduled services:
- Cleanups of accidental spills, etc.
- Unscheduled replenishment of rest room supplies for academic buildings.
Note: The routine interior cleaning of most areas is provided at no cost to departments, although certain buildings are cleaned on a charge-back basis when used by non-State funded activities.
Departmental services include setups or other special requests. Examples include: setups for some conferences and seminars, fashion shows, concerts, banquets, exercise classes, etc.
Buildings and areas not serviced by the Custodial Section and for which other budget units are responsible:
- Student Housing complexes I, II, III and IV.
- College Center areas (G and N-Wings).
- College Bookstore.
- Health Center.
- Building 6 (Hand House, Free To Be).
- Building 17 (Scott House).
- Building 36 (Townsend Residential Life Center).
- Building 71 (Stockton Police/Housing Maintenance).
- Building 117 (Lake Side Center).
Electrical 
Physical plant services are provided for maintenance of all primary and secondary electrical distribution systems including transformers, switch gear, underground cable systems, street lights, interior circuits, panels, emergency lighting and generating systems, elevators and fire alarm systems.
Note: Services are not provided for special areas not under the supervision of the Plant Management Director. Some examples of these special areas are as follows:
- Student Housing complexes I, II, III and IV.
- College Center areas (G and N-Wings).
- Building 36 (Townsend Residential Life Center).
- Building 71 (Stockton Police/Housing Maintenance).
- Building 117 (Lake Side Center).
Departmental services include the construction, renovation, addition or installation and repairs for electrical appliances and/or special equipment specific to that department.
Grounds 
The Grounds Section provides the following physical plant services:
- Mowing, seeding, fertilizing, watering lawns.
- Pruning, spraying trees and shrubs (gypsy moth program, etc.)
- Planting shrubs, trees and flowers.
- Operation of production nursery.
- Roads, walkways, parking lot repairs, trashing, sweeping.
- Snow removal of roads, walkways, parking lots, fire access to hydrants and egress areas at College buildings.
- Solid waste disposal (trash collection) program (entire campus).
- Recycling program (entire campus).
- Preparation of athletic fields.
- College directional and traffic signing system.
- Storm sewers.
- Assistance to other trades for dump truck and equipment operation.
- Preventive maintenance program.
Departmental services include:
- Providing of any plants, etc.
- Landscape design for special areas.
- Brushing, mowing of areas not mentioned or assistance to self-supporting departments, such as:
- Housing I, II, III and IV complexes.
- College Center areas.
Heating, Ventilating, and Air Conditioning (HVAC) 
The physical plant services provided by the HVAC Section 24 hours per day include operation and preventive maintenance for:
- More than 100 water-to-air HVAC heat pump units ranging from 10 to 40 tons supplied by a 400 well geothermal groundwater loop system.
- Twelve gas-fired rooftop HVAC units ranging from 10 to 40 tons.
- Exhaust fan system (approximately 100).
- Three cold-water chiller systems.
- Nine boiler systems which provide 23,768,000 BTU's.
- Emergency electric generating system (10 stations).
- Yearly calibration of all thermostats.
- Three environmental test chambers and greenhouse systems.
- Trane Summit tracer computerized building management system.
- Enforcement of College energy conservation program.
- Three large walk-in refrigeration systems/two environmental chambers.
Note: The above does not include units or systems in Housing I, II, II, IV, or Buildings 36, 71 or 117.
Departmental services include:
- Any work to departmental appliances.
- Relocation, alteration or addition to any part of existing systems.
- Work on any equipment unique to that department.
Masonry 
The Masonry Section provides the following physical plant services:
- Repairs to building structures, including interior and exterior walls, roofs, patios, etc.
- Sidewalks, curbing, steps.
- Utility manholes.
- All quarry tile and bathroom tile repairs and replacements.
Departmental services include any changes, additions or renovations to specialized units.
Mechanical, Automotive 
The Mechanical (Automotive) Section provides the following physical plant services:
- Scheduled preventive maintenance including lubrication, oil changes, tune-ups, wheel alignment and balancing, emission system repairs and body and fender work for more than 100 vehicles, tractors, trailers, and other engine-driven pieces of equipment.
- Repairs to snow removal equipment and farm and grounds equipment such as snow blowers, plows, drop spreaders, chain saws, etc.
- Cleaning, washing, waxing, refueling services.
Departmental services include repairs to specialized equipment within certain areas.
Mechanical, Non-Automotive 
Mechanical (Non-Automotive) Section physical plant services include:
- Repairs to all equipment not listed under other trades such as elevators (hydraulic pump resources, packing of pistons), cafeteria equipment or kitchen appliances (stoves, slicers, dishwashers, etc.)
- Reupholstery of College furniture, disassembling and reassembling of units to be covered.
- Typewriters - bolting down.
- Inspection, repairs, servicing of fire suppression equipment (standpipes, sprinkler systems, hoses, nozzles, fire extinguishers).
- Adjustment and lubrication repairs to office furniture (chair wheels, desk drawers, filing cabinets, etc.)
- Relamping of campus light fixtures (there are over 2,000 bulbs in the Library alone).
- Welding and metal work required to support other trades.
- Moving and hauling of College supplies (all stationery, toilet paper, hand towels, chemicals, etc.) from central warehouse to using department.
- Repairs to all custodial cleaning equipment (vacuum cleaners, scrubbers, etc.)
- Repairs to electrical receptacle cover plates, light diffusers, baseboards.
Departmental services include relocating of office furniture, making of specialized brackets, etc.
Paint 
The Paint Section provides the following physical plant services:
- Scheduled painting on a 3, 5, and 10-year cycle of all building interior and exterior walls, metal roofs, ceilings, stairways, and also refinishing wood hand rails, floors, wood benches in showers and pool area, doors, etc.
- Refinishing and painting of College equipment (pumps, tractors, spreaders, snow plows, trailers, etc.)
- College signing system (re-lettering, etc.)
- Stenciling of walkways (handicapped areas, etc.)
- Marking of roadways, parking lots, special curb areas, traffic signs.
- Painting of swimming pool, gym floor, rooftop units.
Note: Program covers main campus and Buildings 6, 7, 10, 70, 75, 76, 300 Shore Road, Nacote Creek Field Station, and seven pumping stations.
Departmental services include:
- Requested painting not in accordance with College painting schedule.
- Painting of new or additional equipment.
- Painting of items unique to that department.
Plumbing 
The Plumbing Section provides the following physical plant services:
- Operation of College potable water treatment and distribution system (treatment plant and 2.5 miles of water main operating 7 days per week and 24 hours per day).
- Operation of College's sewage collection system, 3.5 miles of sewer main and 7 pumping stations, 7 days per week, 24 hours per day.
- Operation and treatment of College's swimming pools.
- Repairs of all plumbing fixtures and related components.
- Repairs and inspections of fire standpipe and sprinkler systems, fire hydrants, etc.
- Repairs and inspections of all natural gas distribution systems belonging to the College.
- Building and athletic field irrigation systems.
- Four emergency electrical generating systems.
Departmental services include all additions, renovations of existing systems, appliances or repairs of equipment for a specific department.
